How Much I Will Pay
 
Price is, of course, the biggest concern for most people who are considering selling their home. Below is exactly how I arrive at the price I can pay.
 
There are 4 simple steps in the process of me purchasing your home
.
 
1. First, I speak with you about your home:
a bit of your history with it, the current condition and the basic repairs it needs, and your desired goals in selling the place.

I ask you when you want to sell it. If you can wait a few weeks for your proceeds, then I will obtain regular mortgage financing on your home.

If you require all cash right now, I have the means to provide you with the full price in cash within just 5 days.

Next, I examine what other homes in your neighborhood are selling for. They need to be of a similar size and home style. These are called “comparable sales”. This is the same way that real estate agents determine the value of property.

2. I meet with you at your home. I look at the basic condition and size of the home and consider what repairs and improvements I would make to the property. You do not need to be concerned about it being clean or tidy. Remember, I specialize in buying fixer uppers.

Then I add up the cost of the repairs,  improvements, and other associated costs I expect to incur. The resulting figure concludes with the price I am able to offer you.
Of coarse, there is no commission.
 
3. I then put my offer in writing that very same day. You can take your time and think it over. Ask me as many questions as you like. Speak with your family members.
 
4. You receive your cash a short time later. This can be from a few days to 2-3 weeks, depending on your needs.

That’s all there is to it. No obligation. We meet. We talk. You can then decide.
